For both telephone and online bookings, we only take the agreed deposit (normally the first night's cost of the accommodation) at time of booking. All further and additional sums are due for payment on presentation of the invoice at checkout. In the event of any query relating to the invoice, the Guest must notify us within 14 days of the invoice date and the Guest's obligation to pay all outstanding balances immediately will not be affected.
Bookings may be accepted by telephone or online prior to arrival. Confirmation of a booking to the Guest by email or other means in writing is deemed acceptance of these terms. In these terms of business, the expression 'Accommodation' means the Accommodation operated by us and confirmed to the Guest. 'Guest' means the person, firm or company making a booking or staying at the Accommodation. 'We/us/our' means Dales Farm. These terms apply to all bookings except to the extent that a specific terms apply for a particular booking.
We do not accept responsibility for damage to, or for theft from, or for theft of vehicles parked on our premises.
Guests are recommended to have insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.
We reserve the right to judge acceptable levels of noise or behaviour of our Guests or representatives, who must take all steps for corrective action as requested by us. In the event of failure to comply with our requests, we may terminate the booking immediately without being liable for any refund or compensation.
It is our policy not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Guests are expected to adhere to this policy and we may, without incurring any liability to the Guest, remove from the Accommodation any person or persons offending against this policy.
Comments and Complaints
Any comment or complaint regarding the stay should be made in writing within 90 days to us.
We are subject to statutory controls, including those relating to fire, health, hygiene and safety. These must be strictly observed by Guests.
Other than for death or personal injury caused by our negligence, our liability to the Guest is limited to the price of the booking.
We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.
Guests are responsible for any damage caused to the allocated rooms, furnishings, and equipment in them by any act, omission, default or neglect of the Guests and will pay to us on demand the amount required to make good or remedy any such damage.
When we make the offer of a room to you and you accept and confirm your booking, we always ask for your credit card details to secure the booking - much like any other holiday, flight or tour company.
We will initially only debit your card for the agreed amount of the deposit, but in passing over your card details you are making a legally binding contract with us which allows us to fully charge your card at the end of your stay. We have a 28 day cancellation policy, which means that if you cancel your booking or reduce the number of nights booked within this period, for whatever reason, we have the right to make a full charge for the original booking, in your absence, to your card.
This will only be done after we have made the utmost effort to re-let the room for the full period or the nights no longer required.
If we are not successful then we debit your card in your absence for the full amount less £10 per night to cover the cost of food and laundry that has not been consumed or used by you.
If we are successful in reselling the room, then we guarantee that we will only charge your card for the revenue that we may have lost.
We strongly recommend that you take out travel insurance to cover such an eventuality just in case.
A Brief Explanation
You may have a query in that quite a lot of larger hotels/guest houses only charge for a cancellation on the day, or will only charge for the first night of a cancelled booking, or even may only take the deposit. We are slightly different in that we have only 2 guest rooms.
By the time that you are due to come and stay with us, we have probably turned down bookings from many other prospective guests. We are in a fairly remote area of outstanding natural beauty and so cannot rely on passing trade.
If you cancel your booking and we cannot resell the room, we lose our revenue/income which we will not recover through no fault of ours - which is why we charge your card if we cannot re-let the room.
We will try our hardest to resell the room, and let you know if we do!
Access Statement for Dales Farm
This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Dales Farm is located in the area of outstanding natural beauty of the high Pennines of Upper Weardale in the Durham Dales. We offer two guest rooms, both with king size beds and their own level entry en-suite shower rooms.
We are located in the high Pennines with fantastic walking and cycling on the door step (we are just 2 miles off the C2C cycle route). A short car ride will take you to Hadrian's wall and the Lake District via Hartside Pass, which on a clear day will give you unbelievable views of the Eden Valley. The farmhouse has, like the landscape developed over the past 400 years, the oldest part being a 17 century and used by miner’s complete with a byre. With the additions of the 20th century now completely refurbished in 2011 we aim to meet the needs of all our guests, however there are features which might make access difficult for people with limited mobility.

We are located on the edge of the village of Cowshill in Upper Weardale and are the first house on the right when traveling towards Allenheads/Allendale on the B6295. For full directions and map of how to reach us please see our website. When traveling by car with a sat nav our postcode is DL13 1AD
We are in a sparsely populated area (its attraction) and shops and public transport are not in abundance. The local bus service terminates at Cowshill and this offers a two hourly service to nearby Stanhope, which has connections to Bishop Auckland, our nearest network rail station. We have a little local convenience store located in Wearhead and a Co-op and Post office a little further away (2.5 miles) in St John's Chapel.
We regret we are unable to accommodate pets, but do of course welcome assistance dogs.
Car Parking and Arrival
Off street secure parking is available adjacent to our guests own entrance to the property
Access to the property is by two small steps (100mm and 140mm high) through the guest entrance door (760mm (30") wide). This gives access to the guest hallway
An alternative non step entrance is available through the main house and then via the guest dining/lounge area which has two internal doors to navigate (760mm (30") wide)
Guests are welcomed into the guest dining/lounge area, which is level throughout where they are asked to register
Seating is available in either lounge chairs or upright dining chairs
The area is well lit with ceiling lighting and table lamps
Our guest rooms are accessed by means of stairs with 13 steps, three of which are winders.
The stairs are 720mm (28") wide and there is a handrail to one side.
Our beds are made up with a sheet and duvet, however blankets can be provided if preferred.
Our standard pillows are feather and down, however again alternatives are available if preferred. Please specify before arrival.
There are bedside tables, bedside lamps, occasional tables and a hanging rail plus chest of drawers in both rooms. Guest bedroom one has an additional console table and easy chair, whilst guest bedroom two has an upright folding chair.
Flat screen free sat digital TVs with subtitles are available in each bedroom.
Both bedrooms have king size beds, 500mm high with access from both sides.
Both bedrooms have level access en-suite shower rooms.
Bathrooms, Shower-rooms & Toilets (En-suite or Shared)
The en-suites to both bedrooms have toilets 400mm (16") in height.
A separate adjustable head shower enclosure with an inward opening bi-fold door (500mm (20") clear opening when door folded back) with a small 30mm (1") step is part of each en-suite facility.
A small wash hand basin with a single lever handle mixing tap complete with an illuminated mirror over the basin is also provided. The entrance to the shower past the basin is 500mm (20") wide.
Public Areas - Halls, Stairs and Landings
All public areas, hall, stairs and landings are well lit using a combination of ceiling lamps, wall up-lighters and table lamps.
The hallway has a riven slate floor finish.
There is a continuous staircase flight (tread height 180mm (7") comprising a bottom landing with a single step, three winder steps, and a straight flight of 8 steps to a top landing serving the guest bedroom from the hall. The stairs and landings have a carpet finish
The house has full central heating and temperatures can be adjusted in each room to suit individual requirements by means of thermostatic radiator valves.
There are automatic audible smoke alarms in each guest bedroom linked to the main house.
Public Areas - Guest Breakfast Room and Lounge
The breakfast/dining/lounge guest room is situated off the hallway and has a level entrance. The entrance door is 760mm (30") wide.
The room has oak flooring throughout.
Double aspect windows allow plenty of natural light and frame a stunning view of Weardale itself.
The natural light is supplemented by an overhead ceiling lamp and table lights.
There is seating for four people both at the table and in lounge chairs/sofa.
There are two oak side boards where guests can help themselves to cereal, fruit yogurt and juices. assistance can be provided on request.
For guests we have a small paved patio area immediately outside the breakfast/dining/lounge window, with garden chairs on request. The remainder of our garden is laid to grass and formal borders with two large areas of trees framing the views. The area is generally undulating and rough.
Smoking is not permitted in the property and we request that our guests do not smoke within the building or grounds of Dales Farm.
There are Fire Instructions within the guest folder, please familiarize yourself with this on arrival.
We have storage/drying facilities for cyclists, walkers and golfers.
Free WiFi facilities are available.
We are happy to cater for special diets or particular likes or dislikes. Please advise us before your arrival.
We can refrigerate prescription medication and perishable food in our fridge for a limited period.
